Office Space 2016 Outlook

In 2016, expect to see robust office space absorption levels in major cities throughout the United States. The country’s economic recovery has started translating into noticeable corporate real estate shifts. This global office forecast estimate the office vacancy rate will be at its lowest point since 2008 — setting off higher demand for office space in the most desired locations. In fact, demand is beginning to outpace current construction in many markets, resulting in a number of pre-leased spaces. Cities like Houston, San Francisco, New York, Boston, and Seattle can expect to see double-digit rental growth in 2016.

With some estimating that freelancers now make up one-third of America’s workforce, coworking spaces will undoubtedly become more and more mainstream. Indeed, according to the 2015-16 Global Coworking Survey, last year the number of coworking spaces increased by 36%, bringing the worldwide total to about 7,800.

Currently, around 500,000 people work in coworking space. However, according to the Global Coworking Survey, 61% of all coworking spaces plan to expand this year, with 80% of survey respondents expecting an increase in members/tenants at their properties.
